Key takeaways
- It has become mandatory to make Tax Digital for Income Tax from 6 April 2027 if your 2025 to 2026 turnover was over £30,000.
- Qualifying income is self-employment plus property turnover before expenses. Wages, dividends, pensions, and partnership profit shares are excluded.
- The 2027 group gets no penalty-point grace year, so a late update due on 7 August 2027 earns a point.
- Volunteering early gives a practice year without quarterly penalties.
This is a perfect guide for sole traders and landlords over £30,000, those between £20,000 and £30,000 preparing for 2028, and accounting students or bookkeepers who will file updates for them. It is not for employees paid only through PAYE, directors paid only through salary and dividends, or partners whose only self-employed income is a partnership profit share, because partnerships are not yet in scope.
What Changes under Making Tax Digital for Income Tax?
You keep records in software, send HMRC a short update each quarter, and file your tax return through the same software according to government data(gov.uk). A quarterly update summarizes income and expense totals by category. It is not a tax return or a payment, and your payment dates do not change. The £30,000 group is stage two, after £50,000 in April 2026 and before £20,000 in April 2028.
How do you know if your income is over £30,000?
Add your 2025 to 2026 business turnover to your gross rental income, before expenses. If the total is above £30,000, you are in. For jointly owned property, only your share counts. Wages, dividends (including those from your own company), pensions, and partnership profit shares do not count.
For example, Amina has £22,000 of cleaning turnover and a half share of a flat earning £18,000 in rent. Her share is £9,000, so her qualifying income is £31,000, and she must join. Daniel earns a £40,000 salary and £18,000 from photography. Only the £18,000 counts, so he does not join in 2027, and he stays under the £20,000 threshold from 2028 if his figures hold.
What are the First-Year deadlines?
Your first year is 2027 to 2028, with four quarterly updates and one return (gov.uk).
| Update period | Deadline |
| 6 April to 5 July 2027 | 7 August 2027 |
| 6 April to 5 October 2027 | 7 November 2027 |
| 6 April 2027 to 5 January 2028 | 7 February 2028 |
| 6 April 2027 to 5 April 2028 | 7 May 2028 |
The return due date is 31 January 2029. Each update covers one year, and you can correct the mistake in the next one. Your 2026 to 2027 return is a normal self-assessment return, due by 31 January 2028.
What Happens if You Miss an Update or Pay Late?
With each missed quarterly update or late return, you get a penalty point. At 4 points, HMRC charges £200, and £200 for each later missed deadline. Below 4 points, points expire after 24 months. There is no penalty in 2026 to 2027, but that easement ends before your first year, so points apply from your first quarter.
For the 2027 to 2028 tax, paying more than 15 days late costs 4% of the tax owed at day 15 and a further 4% at day 30. From day 31, a penalty at 10% a year is charged daily for up to two years. Interest is charged separately from day one. In your first year, you get 30 days instead of 15, once only, and payments on account are excluded.
How to Get Ready before 6 April 2027?
- Check your 2025 to 2026 turnover and rent separately.
- Watch for an HMRC letter, but do not wait for one.
- Choose software from HMRC’s software finder. Free options and spreadsheet bridging software exist.
- Decide whether to volunteer early.
- Sign up on gov.uk. You must be registered for self-assessment and have filed a return in the last two years.
- Keep digital records from 6 April 2027 at the latest.
Should You Sign Up before April 2027?
You can volunteer now for this tax year or the next. The benefit is a practice year with no penalties for late quarterly updates. The costs are that you accept the new penalty rules permanently; your one-off 30-day payment window is used in the volunteer year, so 2027 to 2028 carries 15 days, and from April 2027, late updates earn points.

Around a million new people will need records and updates handled, and many will hire advisers.

Frequently Asked Questions
Q: Do I pay tax every quarter?
Ans: No. A quarterly update summarizes income and expenses and is not a payment. Your payment dates do not change.
Q: Will HMRC tell me if I need to join?
Ans: HMRC writes to people it identifies, but a letter is not a condition of joining. If your 2025 to 2026 qualifying income is over £30,000, the rules apply either way.
Q: Does this apply to a limited company?
Ans: No. It only covers sole traders and landlords registered for self-assessment. Dividends from your own company do not count toward the £30,000.
Q: Can I keep using spreadsheets?
Ans: Yes, if you connect them to HMRC with bridging software. Check that the product meets your needs before relying on it.
Q: What if I miss the 31 January return deadline?
Ans: A late return means you get a penalty point, counted toward the same threshold of 4 as late quarterly updates.
